Phase 1: Assessment of the Site

 

First site assessment:

A consultant from Lazar Homes will visit the place to get a first general overview. In this phase our goal is to set the goals and come up with thoughts on how to develop the place and find the best design. This service is entirely free. It’s important to note that local rules and overlays change depending on the block, and this will affect the initial considerations about planning and design.

First planning assessment:

The next step is a meeting with planners and designers to have a conversation about how feasible the development is and what budget would it require. This meeting doesn’t involve any cost or obligation.

Get Your Fee Proposal

After the initial assessments are completed, you will receive a free proposal free that outlines the site and estimates the costs involved with planning and design. These can refer to either a home included in our designer range or a new custom design. Once you accept the proposal, we can finally move to the design and application stage.

Phase 2: A Design Team at Work for You

 

This is the phase during which most information will be processed. All consultants will be involved under the coordination of Lazar Homes. All the interconnections will be carefully evaluated. Things like the site levels will affect the design by partially determining how high you can go in relation to the boundary. Things like use of their site by your neighbours will affect how you can develop yours based on privacy rules.

Other things that can affect the final design include the type of soil, flood zones, trees, drains, bush fire rating, cultural heritage, whether you want to retain walls and so on.

Final design and planning:

The next step is a meeting with planners and designers to have a conversation about how feasible the development is and what budget would it require. This meeting doesn’t involve any cost or obligation.

Phase 3: Processing Approvals

 

Responding to planning / permit conditions and queries:

Various requests for additional information and changes to the submission will be made as the council or shire process and assess the proposal.

We will respond to such requests in cooperation with the planner/designer with your input as necessary. Some requests may be outside the initial scope, and they may require additional funds.

Receiving a Planning approval:

When receiving a planning approval, you’ll usually have to pay various fees and infrastructure charges. Once this is done, we will finalise your house’s design and prepare the building contracts.

We will cross credits things like soil tests and levels, as we will already have them from the planning process.

Phase 4: The Building Contract

 

Final drawings and building contracts:

Now that that your planning permit has been received by the Council and it includes all the required changes, you can proceed to create your final working drawings and setting up the contracts.

After contract signature and deposit payment, Lazar Homes will proceed to apply for a building permit.

During this phase, the Council may ask for more information and we can provide all the necessary clarifications on your behalf.

After approval of the building permit:

After receiving your building permit, it’s time to start proceeding orders to suppliers and subcontractors and confirm the date for construction start.
